  • Twenty years ago, I took the plunge! Scared, not sure of what to do or where to begin, I sat at a small desk pushed into the corner of my room where I would read, read, read. Determined, driven and in desperate need of money, I sat in that corner and would master a course paid for with a post dated check. “Attitude Plus Drive Can Only Lead To Success” hung on the wall above my desk and I read that every single day. Positive affirmations would get me through and keep me focused, because people who knew me thought I was crazy. That course would later change my life, and in just 30 days that post dated check was honored.

    I was able to build a small, successful portfolio of rentals that I purchased and managed very creatively with no money down. However, as a single mother of three, the fear of managing tenants as a sole source of income was heavy on my mind. It was that fear that motivated me to start a “tenants to homeowners” housing program. I only accepted tenants who dreamed of owning their own homes. I would be their source of down payment and hold a small mortgage if their rent was paid on time and if they followed my guidance in correcting and improving their credit. Business flourished and “tenants to homeowners” was thriving, but now I had more tenants than I had housing. As one tenant moved out and into their own home, friends and family members were waiting in line to rent and eventually own themselves. I no longer needed to market.. This was all free advertising!

    At this point, the rental business was good, but my three young children were growing and so were their expenses. Braces, school trips, sports and extracurricular activities, I really needed to make more money! Fortunately, my passion for real estate was growing, as well. I knew that if I was going to expand my business and my paychecks, “flipping houses” was the next logical step. But, HOW? I had no money to purchase or renovate! This is where my first silent funding partner came in. Using other people’s money, I was able to net a profit exceeding $50,000.00 on my first flip. That check was the beginning of my new life and my new daily positive affirmation.
